THE OPPORTUNITY

At AHS, design is a revenue engine, not a studio. Designs are sold to clients, priced by estimating, and built by our

own production teams under a 10-year warranty. Every drawing has to survive three tests: the client has to buy it,

estimating has to price it, and the field has to build it without interpretation.

The VP of Design leads the department through every phase from concept to construction documentation, and

owns the three numbers that make a design-build studio work: design-to-build conversion, throughput, and

documentation accuracy.

Action Home Services is a premium outdoor design-build company serving the Greater Toronto Area: complete

landscape construction, custom swimming pools, and outdoor living environments, carried from design and permits

through construction, licensed trades, and warranty. While much of the industry contracts, AHS continues to grow

and invest in people, equipment, and new divisions.

THE MANDATE

Design That Sells

• Own design-to-build conversion: manage the pipeline from design agreement through concept presentation to

signed construction contract, tracked per designer

• Enforce design-to-budget discipline: every concept designed to a stated investment range and aligned with

estimating, so presented designs are buildable at the sold price

• Run revision management: defined revision rounds, structured redline cycles, and change control after signing;

scope changes become change orders, not free design work

• Lead client presentations on flagship projects and coach designers on consultative presentation

Documentation That Builds

• Set construction documentation standards: dimensioned hardscape layout, grading and drainage plans, lighting

and irrigation schematics, and material and plant schedules production can build from without the designer on

site

• Ensure drawing packages support permit sets: pool enclosure, outdoor structures, and municipal requirements

• Enforce the completion standard: no design is complete until every material, measurement, and specification is

confirmed and the final version is in the client file

Drive construction change orders caused by design errors measurably down, with post-build design reviews

feeding a standard detail library

Team & Toolchain

• Recruit, mentor, and ladder the design team; own workload allocation and throughput per designer

• Standardize the toolchain: CAD and 3D visualization (AutoCAD or DynaScape, SketchUp, and pool-capable 3D

tools such as Vip3D), with template libraries for standard products and details

• Advance 3D and rendering capability with a defined turnaround commitment to sales

• Own site analysis rigor: survey and grade review, tree protection, setbacks, and enclosure bylaw compliance

designed in from concept, not discovered in permitting

WHAT SUCCESS LOOKS LIKE IN YEAR ONE

• Design-to-build conversion baselined and improving, tracked per designer

• Every design engagement on a defined agreement with defined revision rounds

• A standardized construction documentation package and detail library adopted across the studio, signed off by

production as field-buildable

• Design turnaround targets defined and consistently met

• Change orders caused by design errors measurably reduced

WHO YOU ARE

• 7-10+ years in residential landscape design, with 3+ leading designers in a design-build environment

• Deep constructability knowledge: grading, drainage, hardscape, pools, and structures; you design what crews

can actually build

• Fluent in CAD and 3D visualization: AutoCAD, DynaScape, SketchUp, Lumion, Vip3D, or similar

• Experience with luxury residential outdoor living, including pool-integrated backyard programs

• Landscape design or landscape architecture education; Landscape Industry Certified Designer is an asset

• A strong presenter with commercial instincts, comfortable being measured on conversion, not just aesthetics
