Job Description

THE OPPORTUNITY

Commercial snow and ice in the GTA is a risk-transfer business: property managers and condo boards are not

buying plowing, they are buying documentation, reliability, and a defensible file when a slip-and-fall claim arrives.

AHS is building a commercial snow division on an established brand and operations platform, and this seat builds

its book of business from the ground up.

The calendar is inverted: renewals in late winter, RFPs and tenders through spring and summer, contracts awarded

by early fall, routes locked before the first salt event. The whole year funnels into a short close window, and the VP

of Snow Sales owns every stage of it.

ABOUT ACTION HOME SERVICES

Action Home Services is a premium outdoor design-build company serving the Greater Toronto Area: complete

landscape construction, custom swimming pools, and outdoor living environments, carried from design and permits

through construction, licensed trades, and warranty. While much of the industry contracts, AHS continues to grow

and invest in people, equipment, and new divisions.

THE MANDATE

Build the Book

• Win commercial snow and ice contracts across property managers, condominium corporations, facility

managers, and commercial and industrial portfolios in the GTA

• Own the winter sales calendar end to end: post-season joint site inspections and renewals in late winter, RFP

and tender responses through spring and summer, contracts awarded by September, routes locked by

November

• Sell to route density: prioritize infill within existing routes and anchor-plus-cluster portfolio wins; price scattered

one-off sites accordingly, or decline them

• Conduct written site assessments on every prospective property: snow stacking locations, freeze-thaw zones,

priority areas, and access, converted into site maps that feed both the bid and operations

Contract Structure & Risk

• Structure and price the full contract menu: per-season, per-event, per-push, time-and-materials, and hybrid

structures with caps and floors; negotiate trigger depths, levels of service, storm-return protocol, and

zero-tolerance sites

• Own contract risk language with ownership and the insurance broker: certificates of insurance, WSIB

clearances, and refusal of uncapped hold-harmless and indemnity clauses

• Make Ontario's liability regime a selling weapon: educate boards and property managers on the 60-day notice

rules for winter slip-and-fall claims, and on how GPS-timestamped service records and salt application logs

become their defence file

Growth & Retention

Drive multi-year and auto-renewing agreements and salt-inclusion pricing to stabilize revenue against light

winters

• Run a structured pipeline: ideal client profile, outbound cadence, CRM documentation of every touch, and

year-round visibility in the property management community

• Champion certifications as market positioning: Smart About Salt certification and SIMA credentials

• Expand winter accounts into year-round landscape maintenance and enhancement relationships

WHAT SUCCESS LOOKS LIKE IN YEAR ONE

• A contracted commercial book secured before routes lock in November

• 100 percent of contracts on defined scope: trigger depth, level of service, storm-return protocol, and salt terms,

with zero uncapped hold-harmless clauses signed

• Site assessments and preseason inspections completed on every site before the first event

• A renewal plan in motion, with a target share of the book multi-year or auto-renewing

• Three-times pipeline coverage of next season's target entering spring RFP season

WHO YOU ARE

• 5-10+ years of B2B business development selling to property management, facility management, or commercial

real estate; snow and ice experience strongly preferred

• Existing relationships with GTA property and facility managers are a serious asset

• Fluent in contract risk, insurance mechanics, and service-level economics

• Working knowledge of Ontario's Occupiers' Liability Act notice regime as it applies to winter maintenance

• SIMA credentials (ASM or CSP) or Smart About Salt certification held, or willingness to obtain

• A builder, comfortable being measured on a book built from zero
